Qualifying Rental Criteria

Our rental criteria are as follows:

  1. Income: Gross monthly income should be at least 2.5 to 3 times the monthly rent.
  2. Credit History: We typically look for a credit score of 550 with no recent bankruptcies, evictions, or collections related to housing.
  3. Rental History: Positive and verifiable rental references with no prior evictions or lease violations.
  4. Background Check: A clean criminal background, particularly with regard to violent crimes, drug-related offenses, or property damage.
  5. Employment: Stable and verifiable employment or proof of income (e.g., pay stubs, tax returns, bank statements).

We process applications on a first-completed, first-reviewed basis. All applicants over 18 must submit a separate application and consent to background and credit checks.
